How the home loan calculator works

This home loan calculator on My Property estimates your monthly installment (EMI) for a house, flat or plot purchase in Pakistan. Enter the property price, choose how much you can pay upfront, add the annual mark-up rate quoted by your bank and pick a tenure. The calculator uses the standard reducing-balance formula, EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the financed amount, r is the monthly rate and n is the number of monthly installments.

What affects your installment?

  • Down payment: a larger down payment lowers the amount financed and the total mark-up you pay.
  • Mark-up rate: even a 1% change in the annual rate moves the EMI noticeably on a 20-year loan.
  • Tenure: a longer tenure means a smaller EMI but a much higher total cost.

Conventional and Islamic home finance

Banks in Pakistan offer both conventional home loans and Islamic home finance (for example diminishing musharakah, where the bank's share of the property reduces as you pay). Islamic products quote a profit rate rather than interest, and the exact installment can differ slightly from an equal-installment estimate, so treat the result here as a planning figure and always request a formal quotation from your bank.

How is the monthly installment (EMI) calculated?

The calculator uses the reducing-balance formula EMI = P × r × (1+r)^n ÷ ((1+r)^n − 1), where P is the loan amount, r the monthly rate (annual rate ÷ 12) and n the number of months.

How much down payment is needed for a home loan in Pakistan?

It depends on the bank and the product, but banks typically finance only a portion of the property value, so you should plan for a down payment of roughly 15–30% plus registration and transfer costs. Check with your bank for its current requirement.

Is this result my final bank installment?

No. It is an estimate for planning. Banks may add processing fees, insurance, valuation charges and may use a variable rate linked to KIBOR, so your actual installment can change.

What monthly income do I need for a home loan?

Banks usually limit total installments to a share of your income. The calculator shows a suggested minimum income assuming the EMI stays within about 40% of monthly income; your bank's own policy may differ.
